Wrong state. Wrong program. Wrong timing. Send it to me, I'll close it, and your client walks back through your door for the next one.

You've had this call. Client's moving to a state you're not licensed in. Or they want a DSCR loan, and your shop only runs agency paper. Or it's a fix-and-flip guy your overlays won't touch. Or you're just buried, and something has to give.
So what happens? Nine times out of ten, the deal gets forced into a box it doesn't fit, or it walks, and you hope the client remembers your name at the closing table. Half the time they don't. They remember whoever actually got them there.
That's the referral you're not getting back.

I'm Shereen Muckerman, mortgage broker and Certified Mortgage Advisor with NEXA Lending. I pick up the deals that don't fit your license, your niche, or your bandwidth, close them right, and send the client straight back to you when it's time to buy again, refinance, or refer a friend.
You don't lose the relationship. You lose the paperwork.
Three reasons LOs send me their overflow:
Alabama, Arizona, Colorado, Florida, Kentucky, Tennessee, Texas, and Washington- eight states and growing. If your client is moving, buying a second home, or investing across state lines, I've likely got it covered.
As a broker, I'm not stuck with one lender's overlays. I shop your client's file across my lender network for FHA, VA, USDA, conventional, jumbo, DSCR, 203k, fix-and-flip, reverse, SBA, and ARM/fixed products, including the harder files that get declined elsewhere.
This client is yours. I keep you updated at every milestone; I don't cross-sell them into anything outside the scope of the referral, and when it's time for their next mortgage, that conversation starts with you again, not me.
Schedule a call with me to discuss the borrower's basic details and what they need.
I reach out to the client within one-two business days, run the numbers, and keep you copied on major milestones (pre-approval, appraisal, clear-to-close).
The client gets financed. You get the update. Your relationship with them stays intact.
Next time they need anything you do handle, the referral goes back your direction.

If you're staring at a file and not sure whether it fits any of this, send it anyway. I'll tell you straight if it's not a match.

“What I like about working with Shereen is that she respects the relationship I have with my clients. She does not try to take over. She handles the loan she was referred for, keeps me updated, and sends the client back to me after closing.”
— Loan Officer, Tennessee
“I sent Shereen a deal I had already spent too much time trying to place. It was a little outside our box. She told me what she could do, what she couldn’t do, and got it handled.”
— Loan Officer, Texas
“I appreciate that Shereen is honest early. If a deal is not workable, she says so. If there is a way to make it work, she explains it without making things complicated.”
— Mortgage Loan Officer
No. I only work the piece you send me, the state, or the program that was the actual gap. Everything else, including their next transaction, stays yours.
NMLS #1396756. Look me up on NMLS Consumer Access. Nothing about my license or my company is hidden.
You'll get them without asking, pre-approval, appraisal, clear-to-close, or as often as you'd like.
To be honest, any compensation between loan officers has to clear RESPA and compliance review first, so I won't promise something here that might not hold up. What I can promise is that your client comes back to you, and long-term, that's worth more than a one-time check.
Only as much as you want. Some LOs want a play-by-play, some just want the "it closed" text. Tell me which one you are, and that's what you'll get.
Don't let them go find a call center. Send them to someone who'll
close it and hand them back.
